Proper Water Drainage (Part 2 of 2)

Preventing water damage from drainage issues presents a unique challenge especially if your property has a challenging landscape and poor drainage. If you live in areas that receive heavy rainfall, lake-effect snow or hurricanes your drainage is particularly important to maintaining your property.  So if your property struggles from drainage issues consider these steps in order to prevent basement flooding and water damage to your property.

Landscape Drainage Systems

A landscape drainage system is designed to redirect water away from your property foundation and to an area where it can flow away from your property. Signs that your property has poor drainage is when the water stands around the foundation of your property, floods your basement after a strong rain, erosion after strong rainstorms and water ponding in your yard attracting insects, pests and weeds. A landscape drainage system collects excess water from low lying areas and then through a network of pipes installed underground route the water to a larger drainage system such as a sewage pipe or drain. If you think you need a landscape drainage system in order to prevent water damage to your property consult with an experienced landscape professional.

Install a Dry Well

A dry well is built into a low-lying area in order to collect excess rain water. Before thinking of a drywell check first that you have proper runoff from your property, gutter extensions and possibly a landscape drainage system as these are less expensive solutions than a dry well. A dry well can be hollow or filled with rocks and normally are around three feet deep. Before installing a dry well, check with your local township requirements and with a professional company that installs them.

Install Catch Basins

A catch basin is a drainage system designed to collect and temporarily hold storm water runoff, especially during heavy rainfall, and storm systems that can cause erosion and water damage to property. It’s typically installed at low points in paved areas like roads and parking lots, where water tends to accumulate. Catch basins help prevent flooding and water damage by channeling excess water into a storm sewer system and filtering out debris that could clog the system. Catch basins are often necessary on larger properties such as commercial buildings, estates and farms. These types of properties can have long driveways that are susceptible to erosion and water damage from strong rain and storm surges. Catch basins are not a (DYI) type of project and need to be handled by a professional and follow local township codes and approval.

Know Your Property

If your residential or commercial property is susceptible to flooding and  water damage it is worth your time to invest in preventative measures before you experience more water damage. Start with the basics of clean gutters, gutter extensions and proper slope from your property before considering more expensive measures. Also evaluate where the water runs off on your property and your proximity to storm drains. A thorough understanding of water drainage on your property is key to long term water drainage solutions for your home or commercial property.  One of the best ways to evaluate your property’s water drainage is to walk your property during a soaking rain. Seeing how water is flowing, where there are low spots and where new erosion may be taking place will provide you with invaluable information.
