Refrigerators with Ice Makers
We all love the convenience of a cold glass of filtered water or cup of ice from the refrigerator, however this is a common cause of kitchen flooding. The supply lines are often cheap or if the refrigerator gets moved the supply line can get kinked causing a crack in it and eventually water damage. We recommend using the higher quality supply lines as an extra $10 can prevent damage to your home or commercial property.
Hot Water Heater failure
Too often people know their hot water heater is old and needs to be replaced but they simply try to stretch it a little too long and one day it finally bursts. If this happens when you’re at work or out of town it can cause significant damage to your property. Even the highest quality hot water heaters are only designed to last 10-12 years and they should be replaced proactively before they show signs of leaking water.
Water filters mounted under sinks
It’s critical to ensure that water filters mounted under the sink are installed properly with quality hoses and fittings. Also when replacing the water filter one must make sure that it is sealed properly after the new filter is installed. Then run the water for a solid minute ensuring that there are no leaks or drips coming from the water filter. Even a slow leak can cause mold damage to the cabinet and result in a costly repair several months later.
Toilets
As a damage restoration company we have been out to many properties after they experience a toilet overflow or sewage backup. This can be caused from a septic tank or septic field that was overfilled or needed maintenance. Additionally toilet overflows are caused from items being flushed down the toilet other than waste or toilet paper. Any baby wipes, or bathroom wipes of any kind should NOT be flushed down the toilet. Also toilets that are located in the basement of a home or commercial property are very susceptible to sewage backups as they are at a low point of the property and it doesn’t take much of a backup for them to overflow.
Air Conditioning (AC) units
The most common cause of AC units causing water damage is a backup of condensation line from debris, dust and algae. The condensation line carries the water that evaporates from the AC coil out of the unit. Additionally a clogged filter can cause the AC unit to become cold and freeze, then when the unit unthaws the water overflows the drain pan causing water damage.
A final thing that can be problematic is a broken condensation pump. If the pump fails the drain pan will overflow causing water damage as well.
