How To Prevent Winter Water Damage (Part 1 of 2)

When we think of water damage often, we immediately think of strong thunderstorms and hurricanes. However, the Winter season can result in water damage to your home or commercial property if you are not aware of several vulnerabilities to your property. Our goal with this article is to keep you informed about how to better maintain your property during the Winter season.

Hot Water Heaters

Hot water heaters have a life span and should be replaced before their life expectancy is reached. If your property has an inexpensive hot water heater it is only designed to last 5 to 7 years.  If your property has a top-of-the-line water heater you can expect it to last 10 to 12 years. Hot water heaters installed run from $1500 to $2500 depending on where you live. You should know the install date of your hot water heater which is normally written on it by the installer. Simply do the math and schedule it to be replaced before the cold winter months test the limits of your hot water heater.  If you have a commercial property your tenants will be glad to see you proactively replacing items before the break and cause the need for water damage restoration.

Sump Pump Drain Lines

After a snowstorm when the temperature warms up your sump pump will be working hard as the melting snow will result in lots of ground water.  The problem is that most people don’t inspect their sump pump drain line to see if it is clear from snow and ice that has formed from the Winter Storm. After any snowstorm of more than a few inches we recommend inspecting and clearing your sump pump drain line in order to ensure it doesn’t back up causing water damage to your finished basement.

Turn Off Outside Water Valves

Every year we receive calls for water damage restoration because a garden hose line wasn’t turned off and the water drained out of the pipe. Burst pipes can easily occur when the water is not drained out of the pipe leading to your garden hose.  The sad part is you won’t know that this has happened a lot of the times unless you regularly use your basement.  If the pipe burst while you are away at work or sleeping at night this can cause a significant amount of water damage to your home or commercial property.
