How To Prevent Winter Water Damage Part 2
Winter water damage can be caused by a variety of weather events but also sometimes by a lack of proper maintenance to your house or commercial property. Our goal is to help you focus on areas of preventative maintenance in order to prevent flood damage from affecting your property this Winter.
Temperature: To prevent winter water damage, keep your home consistently warm (above 60°F). Also, which area of your house or commercial property gets the coldest at night? Is it an attic, crawl space or faucet that lacks insulation? It is critically important that you don’t try to save a few dollars on your electricity bill when you are out of town by turning down your thermostat. If you normally set your thermostat to 72F degrees lowering it to 58 or 55 could be enough of a drop for an under insulated area to result in a frozen and broken pipe.
Insulate Pipes: Crawl spaces that lack insulation and or heating are very susceptible to water damage from broken pipes. The pipes in these areas need extra insulation in order to prevent freezing and broken pipes during the cold winter months.
Sump Pumps: We often think about our sump pumps during the Spring raining season however they are just as important during the Winter months. If you have a battery backup how recently has the battery been changed? If there has been snow or ice how you will need to check the drain line on your sump pump to ensure it is clear so water can flow out properly.
Manage Snow Properly: There are a few things to consider when it comes to snow. Again, make sure your sump pump line is free from snow so water can drain out from your basement sump pump. Second snow around your foundation when it melts will be just like a rainstorm if it melts quickly so your sump pump needs to be working properly. Finally, ice and snow can create ice/snow dams on your roof and windows. This happens when heat escapes your house, melting roof snow; the water runs down, refreezes at the cold eaves into a dam, trapping more water that then backs up under shingles and seeps into the attic and walls, causing leaks and damage, often due to poor insulation or ventilation.
